Landlord Counsel LLC is a law practice
representing commercial real estate owners and managers in commercial
leasing transactions and property management matters. Commercial real
estate attorney Chan Stroman is the principal of Landlord Counsel LLC.
At Landlord Counsel LLC, we take pride in
providing cost-effective service to our clients. We keep a constant eye
toward the client’s costs, not a lawyer’s billable hours quota. Our
billing rates are significantly lower than those charged by attorneys
with comparable or lesser experience and qualifications. Contact us for
information on our billing rates for your jurisdiction.
We also take pride in providing time-efficient
service to our clients. We maintain an ethic of client service (see our
Client
Service
Principles) and use best practices in current
technology to communicate promptly and responsively with our clients.
We recognize that rapid turnaround of work product is a priority for
our clients, which makes it a priority for us.
Our services include:
Lease negotiation and documentation. We draft
and negotiate commercial real estate leases, amendments (renewal,
expansion, contraction), lease termination agreements, assignments and
sublease consents, and lease guaranties. We also create and update form
lease documents, either standardized or customized to your specific
needs.
Construction and architect services documentation.
We
draft
and
negotiate contractor, design-build and architect
agreements, and construction riders for leases.
Property management agreements. We draft and
negotiate contracts to engage vendors, consultants and property service
providers.
Communications access agreements. We draft and
negotiate agreements with communications providers or licensees,
whether for rooftop or in-building facilities.
Due diligence. We analyze leases for
purchasers, lenders and equity investors of- commercial real estate
assets, and consult on property management and asset management
projects.
Property management advice and counsel. We are
a resource for lease interpretation and advice on non-litigated lease
disputes.
Lease training. We provide training sessions
and seminars for property managers, asset managers, leasing and
investment professionals, corporate real estate professionals and
facilities managers, and in-house legal staff on commercial real estate
leases. Our seminars can be as general in scope as “how to read a
lease,” or can be customized to the specific needs of your audience.
Tenant representation. We don’t just represent
landlords. We also represent tenants in negotiating their leases for
commercial space. With our experience in representing landlords, we can
give our tenant clients a realistic perspective on the landlord’s true
bottom-line issues, as well as highlight hidden issues that have a
significant impact on our clients’ tenancies.
Above all, we strive for excellence in serving our
clients, and hew to our Client
Service
Principles in delivering our services to our
clients.
